(Total door unit spans 2.7m on Garden Rooms above 3.6m in width OR 2.4m on Garden Rooms with a 3m width.) - Lock: Pre-installed multipoint lock and key - External cladding: Secret-fix Cladding in Western Red Cedar (Thickness: ex25x100) - Roof felt: Firestone rubber roof with plastic trim system. - Windows: No additional windows - Electrics: Two outdoor up-down lights, eight spotlights, four double sockets, 30m armoured cable (Electrics are included as standard, but excludes electric hookup to mains supply. Please let us know if you require a longer armoured cable.) - Electrical connection: Additional cost subject to site survey. - Framework: 3x2" timber framing - Interior walls: Plasterboard and skim coated OR Cladded with 12mm Tongue and Groove cladding - Flooring: Laminate flooring and skirting boards fitted - Insulation: Superquilt insulation, and integrated insulation in floor and roof SIP panels. - Finished colour: Western Red Cedar
